

The Commercial Road project is a high quality mixed use scheme containing 319 residential units and commercial space, housed within 4 blocks of flats and a short terrace of 5 bedroom houses.
Generally, the buildings are of masonry construction having an almost classical appearance but infused with a modern styling by the inclusion of randomly staggered windows and coloured panels, the buildings range from 4 to 8 floors in height, with the exception being the main building which is set back from the road which rises to fourteen floors and has a glazed envelope.
The buildings have been positioned around a new public realm that offers formal and informal spaces that open up the site to the surrounding area and promote new access routes both to and from the Commercial Road.
HTA were commissioned to develop the original planning application for the site into a working drawings package for construction, the proposals had to retain the approved breakdown of tenure types and unit numbers as defined within the Section 106 agreement, all housed within the proposed building envelope with only minor amendments deemed as acceptable to secondary elevations only.
The client required that the units also achieve 100% Lifetime Homes compliance with a full 10% wheelchair provision distributed over all tenures. HTA rationalised the circulation and communal spaces and developed amended flat plans that achieve full compliance with all requested statutory requirements, while maintaining the original scheme elevational design and taking over 800m2 of building area off the project to exceed the client’s required cost savings.
