On behalf of LB Islington New Build and Regeneration Team, HTA Planning secured planning consent at Committee on 9th October 2017 for 40 new homes in six new blocks on the Park View Estate, Highbury New Park. Over half (55%) of the habitable rooms will be affordable. A mix of dwellings sizes will be provided which will allow for downsizing, enabling existing residents to stay on the Estate.
The design of the proposal has taken into consideration its impact on the neighbouring heritage assets (Highbury New Park Conservation Area, and two locally listed dwellings), and the design of the Estate itself which is comprised of 7 blocks dating to the 1950s, sited within generous amount of open space.
The siting of the new blocks, particularly those which front onto Highbury New Park and Collins Road, establish a better street frontage, reinforce perimeter blocks and create activity at the ground floor. Two grassed areas at the northern end of the Estate will be the location of two of the new blocks. However there is an overall increase in open space and amenity space which is achieved through the development of the centrally located hard standing and car parking spaces into a communal garden and play space which will be accessible to all residents.
The scheme, designed by Burrell Foley Fischer, was praised by Members for its design and the positive benefits it will bring to the Estate which include a new community room as well as much needed housing for local residents.
