HTA Design’s Planning Team secured planning committee approval yesterday for a comprehensive masterplan for 199 homes to provide an uplift of 69 homes on the estate, through a combination of infill development, reconfiguration of existing homes and garages, and limited redevelopment of existing blocks, alongside provision of affordable workspace, and significant public realm improvements. The carefully considered design proposals utilise underused open space within the existing estate, to provide new homes, as well as to safety and security in some locations.
The outline application will provide approximately 70% social rented housing by habitable room + 5% shared equity by habitable room. Islington Council’s objective is to first and foremost deliver new homes that are viable and improve conditions on their existing estates. Chair of the planning committee, Cllr Khan, commented on how impressed he was with the amount of work undertaken to consult with residents and this was evidenced by the limited number of objections received (16). The consultant were also congratulated on the vision for the estate.
The scheme has been designed by Studio Partington Architects and Fabrik Landscape Architects. HTA’s planning team supported the applicant to navigate proposals through the planning process and set out clear justification for the building on underutilised open space within the estate, which helped to secure the planning consent.
