Following a successful design competition, run by the London Borough of Waltham Forest, HTA developed the design for this 30 dwelling, affordable housing scheme on behalf of CBHA and achieved planning consent in November 2009.
The design, for ground floor family accommodation with flats above, all served by individual front doors to the street, aims at delivering relatively high levels of density in a suburban context, without compromising residents’ access to private open space.
Saffron Court is a 100% affordable scheme and has generous high-quality private and semi-private communal amenity space, which is an important feature of this scheme. Each home has access to private outdoor space. To deliver relatively high levels of density in a suburban context, without compromising residents’ access to private open space, both the ground floor family accommodation and the flats above are all served by their own front doors from the street.
Saffron Court provides a model for delivering much needed family and affordable accommodation in similar fringe city, suburban/ urban locations in London. The flat over maisonettes model is extremely sustainable and allows for mid to high density family developments at 2.5 storeys. The scheme provides a wide variety in the mix and layout of homes recognising and accommodating the needs of the local community. The project demonstrates how similar surplus or underutilised Local Authority sites can be replanned to meet the growing need for homes, through clever of use of appropriate housing typologies.
