Heartlands (formerly Trevenson park South)

Heartlands is located in the Cornish village of Pool, part of the Camborne, Pool and Redruth conurbation. The development falls within the wider Trevenson Road Implementation Plan and the Homes and Communities Agency’s regeneration programme for Pool’s industrial mining legacy, building on work to date including development of the Heartlands complex.

The development of 144 mixed tenure houses and flats overall, are situated across two parcels of the site overlooking the central Heartlands Park. Previously the sites formed part of Cornwall’s tin mining past, and the surrounding local landscape is dotted with the remnants of the historic and world renowned past.

HTA developed the masterplan in close collaboration with Cornwall Council’s planning officers and the local community. The masterplan includes 54 Custom Build house plots being developed by Carillion Igloo within the northern parcel. This regeneration represents the Government’s first and biggest Custom Build projects for England, offering people from across Cornwall the chance to select a Home Manufacturer and customise their own home. A new open space is also planned for the northern parcel, termed “Not the Village Green”, and will be designed through the joint collaboration with the new community.

Coastline Housing are delivering 90 mixed tenure houses and flats, including much needed local affordable housing as well as accommodation for older people in a landmark building on Dudnance Lane.

Our vision is for a highly desirable and attractive new Cornish residential community, bringing vitality and variety into this neighbourhood with a community-focused ethos. The design champions the highest design standards to create a safe, green, healthy, and active place for living.

HTA submitted a hybrid planning application for Custom Build housing and detailed application for affordable led mixed tenure development in July 2014. A series of local consultation events were held in Pool building up to planning submission to invite interest in the project through educational and family orientated activities, which included local children making and decorating their own Assemble & Join birdboxes.
