The Lawley development and regeneration is a joint initiative by English Partnerships, The Prince Foundation and Borough of Telford and Wrekin, who commissioned a Masterplan and Design Codes from EDAW , following the “Enquiry by Design Process”. The 154 hectare site is sub-divided into open space leisure areas, a commercial and local centre and 5 residential neighbourhoods. Each of the neighbourhoods is distinguished by architectural attributes and urban design principles, but with a common architectural identity, the modern interpretation of vernacular buildings and streets found in the traditional villages in the surrounding Shropshire region. The blocks and streets are based upon continuous perimeter blocks, with home zone principles and tight enclosed streets creating a pedestrian friendly environment.
A permeable street hierarchy features simple street lay-outs free of clutter, to be accessible but not dominated by car with speed control through passive means, using “natural” elements, as part of design. The public realm has high quality materials for paving, and street furniture, to promote of walking & cycling. The developments will meet Ecohomes/BREEAM “very good” standards as well as the “Secured by Design” Principles.
Phase 1B was the second phase of the wider development to come forward and the first for Barratt in the regeneration of Lawley, after detailed planning (with RPS). Working with Barratt, the local authority and local architects HTA developed a design which has an organic road layout. This sense of a place that has evolved over time is further enhanced through the juxtaposition of modern and more traditional home designs.
