HTA provided planning consultancy services to Homes for Islington to demolish the Council's old housing area office at 1 Lyon Street. The site is located adjacent to the Barnsbury Conservation Area and a densely vegetated area known as the Gifford Street Railway Embankment, a Site of Importance for Nature Conservation.
We justified through the in-depth research of the nature of the original planning permission that the re-provision of employment floor space at the site was not necessary and that housing development would be acceptable. We worked with the Council's in-house architects and gained permission for 20 one and two bedroom flats at the site in December 2012.
All the housing will be social rented. The proposed housing mix is contrary to the Council's preferred housing mix, but it was justified by looking at figures of under-occupation of larger units to be released on the adjacent Bemerton Estate.
The scheme will deliver new high quality homes for the Borough, particularly suitable for older residents who currently under occupy larger units on the Bemerton Estate.
