The proposals is to improve this area, using the Tip site to create a new sports development with new high quality housing looking south. The housing will be of exemplary design quality and powered by its own hydro electric power plant. We believe this approach is unique in the UK at present but is likely to be considered on other developments as the need for environmentally friendly power generation accelerates. The development will include an innovative salmon ladder to be created alongside the hydro scheme. The salmon ladder will be visible from the North Deeside Road and will contribute to tourism in the area.
