Camberwell Union gains planning approval

Camberwell Union is a new masterplan that will provide an exciting mix of artists’ studios, co-workspaces, community facilities and 375 new residential homes within an emerging new creative quarter in the heart of South London.

The site is located to the South of Burgess Park in Southwark, our proposals with Peachtree Services Ltd seek to transform the area from poor quality light industrial and office units to a new dynamic creative hub for employment and living. The location is favourably situated on axial routes between existing established hubs at Elephant and Castle and Peckham and short distances from emerging masterplans at the Aylesbury Estate and Old Kent Road.

 

Key objectives have been to remove the existing physical barriers to the site by creating new routes and connections to the local street network enhanced with high quality landscaping and public realm. New outward-facing retail, business and front doors activate the ground floor and create safer streets and spaces. A variety and quantum of new homes will create a vibrancy supported by a mix of shops, cafes and restaurants to be enjoyed by new residents, the existing local community and the wider area.

The proposed homes are all generously sized with large, private balconies or terraces. Camberwell Union delivers 35% affordable homes and 20% family homes in a tenure blind masterplan. The scheme carefully weaves modern family living with a creative-lead industrial community. The masterplan has been crafted to place the creative commercial and residential uses in distinct districts, with a car-free Garden Square and residents’ Green Street prioritising play and community at the heart of the scheme. The site proposal achieves 0.4 urban greening factor with play provision for all ages being provided on-site, at ground or podium.

A Commercial Mews is the heart of the new industrial offering in the masterplan. 20% of the commercial provision will be offered as affordable workspaces for new start-ups and local businesses. In addition, the Commercial Mews will be decorated by local artists on rotation, creating a vibrant, dynamic streetscape led by the community, for the community.  Within the Garden Square a new, internal Community Space will also be provided to enable local residents to meet and gather.

This scheme will be the catalyst for the future development of adjacent sites and will be the epicentre of an exciting new urban destination.
