Planning Approval granted for an early phase of the Alton Estate renewal in Wandswort

Marking a major milestone in the long-awaited Alton Estate regeneration, Wandsworth Council planning committee has approved plans for ‘Block A’, an early phase of renewal in Roehampton. This scheme will deliver 55 family-sized council homes alongside a new community hub. Designed by HTA Design, the project features a four-storey hub building with adaptable floor layouts for a range of uses including a new library, GP surgery, council offices, a youth space, and a community hall.

Both buildings respond to the existing Alton Estate’s architectural character. The community hub’s arched roof references the original Roehampton Library, which is to be retained and repurposed, while the residential building’s bold horizontal lines, articulated form and muted palette read as a natural evolution of the estate.

Targeting BREEAM Outstanding, sustainable design is embedded throughout the project. Air source heat pumps provide heating and hot water, while solar panels generate renewable electricity. Strategic glazing, deep overhangs and cross ventilation maximise daylight and natural ventilation, while simultaneously controlling solar gain and reducing overheating. The proposals also feature soft landscaping and ecological enhancements throughout – developed in collaboration with landscape architects Spacehub – including biodiverse roofs targeting a 30% biodiversity net gain.

The proposals have been developed in close collaboration with local stakeholders, residents and community groups. The youth space in particular will be designed through a series of workshops with The Base youth club, whose members have identified the key activities and spaces that they would like to see in the new building. One of the key engagement stakeholder events was to introduce the project to the Alton Community Panel and to look at these spaces in detail with the group. HTA and the council are committed to continuing collaboration with these groups throughout the development process.
