Planning has been approved for Skipton House in Elephant and Castle.

18 Sep 2025

Designed by HTA for London & Regional, the scheme will transform the vacant Skipton House commercial site into a landmark mixed-use development within the Elephant and Castle Opportunity Area, one of London’s major regeneration districts.

The proposals retain the existing basement and introduce four interconnected buildings rising from 21 to 31 storeys, united by a red terracotta base inspired by the nearby Leslie Green Underground station. Skipton House will provide 243 affordable homes, 1,434 purpose-built student homes and new commercial and community space. Over 88% of homes are designed to be wheelchair accessible.

Working with landscape architects Turkington Martin, the development also creates Skipton Circus, a new public square designed to ease pedestrian movement and host community events. The design retains existing trees, introduces new planting and achieves a biodiversity net gain of 19.78%.

Simon Toplis, Partner at HTA Design, commented:

“Skipton House represents an exciting moment in the evolution of Elephant and Castle. This is a site of real significance – adjacent to a major transport hub and central to one of London’s most ambitious regeneration areas. Working with London and Regional and the Southwark Council, our design responds to the site’s prominence, contributing to a new generation of mixed-use developments that prioritise community, sustainability and inclusivity, creating places where people want to live.”
