Planning Permission Granted for Ilderton Wharf

Designed by HTA for Fifth State, Ilderton Wharf is a mixed-use, community-led development in Southwark. The project comprises three interconnected buildings, unified by a distinctive red brick palette that pays homage to the site’s industrial heritage. They are

  • Student accommodation: 477 student homes with shared amenities and co-working space
  • Affordable Housing: 79 affordable, including family-sized homes
  • Industrial Space: 18,800 sq ft of rejuvenated industrial space, with 12.6% affordable workspace for local businesses

Ilderton Wharf will deliver significant biodiversity enhancements and preserves existing trees previously slated for removal. A landscaped first-floor podium will introduce generous planting and 26 new trees, creating a verdant sanctuary for residents.

At street level, the development features extensive active frontages including a new community café, industrial spaces with dedicated affordable workspace, retail unit, and welcoming double-height entrance lobbies arranged around an elegant colonnade.
