HTA’s masterplan for New Avenue in Southgate is transforming a 1960s estate into 502 homes across three phases. Architecture

Phase 2 of New Avenue builds on HTA’s estate-wide masterplan, which reintroduces a traditional street network and integrates green infrastructure as a defining feature. The 156 homes in this phase are arranged in mansion blocks, stacked maisonettes, and terraces with distinctive saw-tooth roofs, creating a varied roofline that responds to the 4 m-wide landscaped swale running through the central street. Bridges link entrances directly to this green corridor, giving every home a visual and physical relationship with nature.


Ground-floor maisonettes and generous communal entrances reinforce active frontages, improving natural surveillance and fostering neighbourhood connections. Architectural details including white brick porticos, brick rustication at street level, and stepped-back crown storeys, create a clear facade hierarchy. The building palette blends contrasting brick tones with crisp white detailing to enhance articulation and depth.



All homes are designed to meet Lifetime Homes aspirations and achieve Code for Sustainable Homes Level 4, continuing the estate-wide commitment to adaptable, high-quality housing. Phase 2 maintains the masterplan’s principles of medium-rise, people-focused streets, delivering buildings that are contemporary yet rooted in the character of Southgate.
