HTA@50 - Plot 18

Plot 18 (Aylesbury Square) will be one of the earliest sites to be delivered in the HTA Design LLP masterplan and will signal the quality and aspiration for the whole of the new Aylesbury regeneration.

As well as the new homes it will provide many of the civic uses that will be used by existing and new residents of neighbourhood but will also draw users from the wider Walworth area through new streets that connect the site to its surrounding context and improving permeability across the local area.

The development will create 122 new homes above a community facility, which includes a public library and commercial space by HTA Design LLP, and a Health Centre with an Early Years Facility designed by Duggan Morris Architects.

Over 50% of the homes will be affordable. In addition, the scheme will provide 23 apartments designed specifically for people over 55 years of age.

The development consists of two separate blocks situated around a new public square which will form the new Civic Heart of the Aylesbury Regeneration. The two blocks are expressed as distinct building forms arranged around the new Aylesbury Square, which transition in scale from the existing tall buildings on Thurlow Street to the lower buildings of the conservation area.

The housing mix varies from 1 bedroom flats to 3 bedroom flats and provides a range of tenures including private sale, shared ownership and target rent. Over 50% of the homes will be affordable. In addition, the scheme will provide 23 apartments designed specifically for people over 55 years of age.
