One Lansdowne will serve as a significant marker between East and West Croydon stations, delivering a vibrant, mixed-use, residential-led build-to-rent development. The development is strategically located at the junction of Lansdowne Road and Wellesley Road, two of Croydon’s most prominent streets.

How do One Lansdowne's buildings reflect Croydon's local context?

Our proposal for One Lansdowne features two distinct towers positioned at the junction of Lansdowne Road and Wellesley Road, each with a unique architectural approach that reflects Croydon’s diverse context. The main tower, characterised by its natural-red tones, pays homage to the brick found in Croydon’s prominent historical buildings. Its intricate façade detailing establishes a clear base, middle, and top, culminating in a striking crown that enriches the skyline.

The west façade includes an extension that aligns with the existing datum heights along Wellesley Road and functions as a wind mitigation feature. This extension also houses a series of balconies at two-storey intervals, offering future residents a variety of living options. In contrast, the smaller tower is white, drawing inspiration from Croydon’s modernist architecture. It features fluted horizontal bands, a simpler crown, and a straightforward fenestration pattern.

Despite their differences, the towers share subtle architectural elements such as cruciform cladding panels, matching window frame colours, and an oversized two-storey base. Most importantly, they utilize the same residential floor plan, enabling us to create an efficient and aspirational build-to-rent scheme that revitalises the currently derelict site.

Landscape Proposals for a Vibrant Public Realm

The landscape proposals for One Lansdowne Road include significant enhancements to the streetscape on Lansdowne and Wellesley Road and a new public square with doorstep play for children under 5. Lansdowne Road will feature a consistent palette of quality materials to guide pedestrians to the future crossing over Wellesley Road. Repetitive planting elements along the building frontage will soften the streetscape and reinforce the street’s east-west linearity. These enhancements aim to create a more inviting and cohesive pedestrian experience.

The new public square at One Lansdowne is closely integrated with adjacent buildings and directly connected to the Canterbury House site to the northeast. The square will feature various art elements that add visual interest, enhance the sense of place, and assist with wayfinding. These art features, combined with the improved layout, create a vibrant, engaging space for residents and visitors, fostering community interaction and providing a welcoming environment.
