Zones M,N&Q are the latest phase of Countryside’s Beaulieu development on the outskirts of Chelmsford in Essex. Beaulieu is a flagship development by Countryside focused on new residential development but also featuring a new school, shops, community facilities and eventually a new train station. Houses are built in a variety of styles from very contemporary to colonial and Countryside wanted their latest phase to sit comfortably somewhere between these two extremes.


HTA’s design took inspiration from the existing New Hall School, which is built around the remnants of Henry VIII’s Beaulieu Palace with prominent use of red brick, stone detailing, chimneys and bay windows.

The site sits at and important northern gateway into the wider Beaulieu Development and larger apartment blocks and maisonettes were used on the northern boundaries of the site to give to give an appropriate scale which reduces inside the sites and adjacent to the open spaces to the western boundary.
