The new 1500 home masterplan weaves the landscape deep into the new community subdividing the new settlement into segments of varied urban grains, sizes and densities. The foundation of the masterplan is opening up a new country park, designed to enhance the natural environment and increase biodiversity as well as being a new destination for outdoor pursuits and recreation with lakes and new landscapes, sports and outdoor activities.

To ensure that our design will create and support a community that is as inclusive and sustainable as possible, the homes are deliberately diverse. Complimenting this rich variety of homes will be a range of commercial and community uses that ensure that this is a place that can sustain itself. The residents of Biggleswade and those that choose to come and live here in future will all enjoy a setting that embraces all that is best about living in the countryside and the proposal has a wide range of associated facilities including a new primary school and a wide range of non-residential uses from a bakery to farm shops and coffee shops.
