The masterplan for the Foxhill Estate builds on our previous regeneration work with client Curo in the village of Combe Down on the southern fringes of Bath. At the end of 2013 HTA were commissioned by Curo to develop a joint vision for the redevelopment of the former Ministry of Defence site on Fox Hill (rebranded as Mulberry Park) and the adjacent Foxhill Estate, of which Curo owns a large proportion of the existing properties and land. Both sites are located within the World Heritage Site of Bath.

Following the successful work on Mulberry Park, of which the first phase is now on site, we began work on the masterplan for the Foxhill Estate in January 2016. Working closely with the Council, the HCA and the local community in a series of design workshops and public exhibitions we are developing a series of masterplan options connecting the Estate to the new development on Mulberry Park and the wider road network and open space to the north.

Conceived in nested phases the options take account of existing leaseholders in the area and make provision for the retention of some properties. An Outline Planning Application for up to 700 homes has been submitted in the autumn 2016. The application further includes retail floor space along Bradford Road to provide new shops and new neighbourhood open spaces distributed evenly across the estate providing all residents with access to high quality open space within short distance of their new homes.

The regeneration programme will complete in 2028.
