Planning approval for Joyce Avenue and Snell’s Park Estates

HTA have secured planning permission for Joyce Avenue and Snell’s Park Estates in Enfield. The success of this masterplan is the result of seven years of collaboration with Enfield Council and dedicated efforts from our Planning, Urban Design, Architecture, Landscape Design, Sustainability & Building Physics, Communications teams. As such it represents another major milestone in our ambition to be recognised as leaders in delivering projects of this scale and significance, by involving the whole of our highly collaborative Practice.

This scheme will deliver 2,028 new homes across various tenures and ensures homes will be provided for all existing residents. There will be over 1,000 affordable homes, with nearly 400 larger family homes across a range of building types including a 26-storey tower, perimeter blocks, and townhouses.

Joyce Avenue and Snell’s Park Estates will also deliver new commercial floorspace and community facilities designed to rejuvenate Fore Street whilst complementing the existing high street facilities.

The buildings will be set within a new parkland designed to ensure significant biodiversity net gain, urban greening, and the planting of an additional 750 new trees.

The new estate will be one of the highest-performing new development schemes in the UK for energy performance, thanks to its combination of low energy design, which will deliver low heating demand, and low-carbon heat supplied through a district heating network. This approach will result in a performance that exceeds UK Building Regulations by more than 80%.
