Sutton Estate Has been Shortlisted for AJ Retrofit and Reuse Awards

The Sutton Estate has been shortlisted for Decarbonisation at Scale in this year’s AJ Retrofit & Reuse Awards!

HTA has led the renovation of Sutton Estate in Chelsea, transforming four residential blocks within this 100-year-old social housing development for Clarion Housing Group.

The original small and outdated studios were completely reconfigured to create 81 energy-efficient, spacious, and fully accessible 1, 2, 3 and 4-bedroom homes, including eight ground-floor flats for wheelchair users. Architecturally, we repaired historic façades, refined entrances, and added lifts to every core to provide step-free access to all upper floors. Inside, layouts were reconfigured to create generous, well-lit rooms, while new double-glazed casement windows, enhance daylight, natural ventilation, and thermal comfort while reducing long-term maintenance.

We introduced breathable wood-fibre internal wall insulation, improved airtightness, and installed mechanical ventilation with heat recovery to deliver healthier homes while minimising energy demand.

The innovative energy strategy significantly reduces the estate’s carbon footprint, demonstrating the feasibility of ground source heat pumps in dense urban sites, and providing affordable energy for older buildings.

Together, these measures align with the RIBA 2030 Climate Challenge targets, resulting in a 75% reduction in energy consumption, a 73% cut in carbon emissions, and a 57% reduction in heat loss across the estate. Complementing these technical upgrades, the Sutton Estate achieved London’s first "Building with Nature" accreditation, recognising its rich, diverse planting and new shared green spaces, which deliver a 40% biodiversity net gain for the local community.
