Charles has amassed in his career extensive experience in residential layout at a wide range of scales and densities for both public and private sector clients. He has re-joined HTA in October 2017 in order to bring the benefits of this experience to high quality housing projects.

Charles first joined HTA in 2000, working on large-scale regeneration projects from bid stage through to planning consent.  

He subsequently joined Llewelyn Davies in order to focus on urban design and masterplanning, creating residentially-led masterplans for private land promoters and local authorities. Charles then moved to Barton Willmore in 2010 to lead a team focussing on low-rise greenfield developments, for private and public sector landowners, strategic land promoters, local and national housebuilders and property development companies.

Key workstreams included Strategic Land Promotion, Bid support, Outline, Full and Reserved Matters planning applications and house type portfolio development.

Charles is experienced at all stage of the project process up to planning, from establishing and communicating placemaking cocepts, through to detailed application of residential design parameters. He is also experienced in stakeholder consultation.

At Llewelyn Davies and Barton Willmore  successful projects at Outline Planning stage included 1244 homes for Family Mosiac in Thurrock, 500 homes for Gleeson Homes at Maidstone, 500 homes for Bellway Homes in Rochford and 200 homes for Barratt Southern Counties in Newhaven. Charles has also achieved detailed consents for schemes of 50 – 200 homes often in complex or sensitive settings for clients such as Crest Nicholson, Hutchison Whampoa, Charles Church and Thakeham Homes.

Previously at HTA particular successes as Design Team Leader at Outline stage included the regeneration masterplans for Stonegrove and West Hendon Estates (for Family Housing Association and Metropolitan Housing Association) comprising 1200 and 2000 homes respectively, and full planning consent for 104 apartments for Berkeley Homes in Bromley-by-Bow.

Charles is currently working on the layout and massing of a variety of early stage schemes at HTA ranging from rural locations in Sussex through to urban extension projects, estate regeneration and urban brownfield land releases.
