Elm Grove will create a greener, more connected neighbourhood on Sutton’s historic High Street, delivering 276 high-quality mixed-tenure homes.
The Elm Grove regeneration will deliver 276 mixed-tenure homes, including 50% affordable housing, alongside a range of landscaped spaces and amenities. The scheme will replace 73 existing 1970s homes that no longer meet the needs of the community.
Located close to Sutton’s historic High Street, the development comprises six buildings arranged around a central residents’ garden square. Buildings are predominantly four and six storeys, with a 16-storey marker building signposting an east–west pedestrian route to the High Street.
The homes will include one-, two- and three-bedroom flats and maisonettes. Family maisonettes, each with its own front door, create active frontages along Throwley Way and Benhill Avenue, with flats above. 98% will be dual or triple-aspect, while one pavilion building providing social rent homes has been designed to achieve Passivhaus certification.
Extensive landscaping will provide a range of amenity spaces, delivering 15.6% biodiversity net gain and a UGF score of 0.47. Construction is under way, with the first new homes anticipated from 2028.
