Gascoigne Estate East

Gascoigne East Phase 3B is part of the wider regeneration of the Gascoigne Estate on the edge of Barking Town Centre. The  scheme delivers 334 affordable homes arranged along traditional streets with terraced family houses and mansion blocks at key corners.

The layout is shaped by clear routes and green spaces. Streets running north to south link directly to the town centre and  Barking station and will become generous linear parks. A green spine forms a new garden square that retains  mature trees and accommodates a bus route. Streets running  east to west connect local schools, community facilities, health services, and play areas.

To maximise site potential and deliver good value, our design incorporates repeat building types and a consistent palette of robust materials. This approach ensures construction efficiency, reduces cost, and establishes a strong, unified identity for the neighbourhood. Shared components across mansion blocks and terraces also simplify maintenance.

The design responds to key site conditions, including mature trees, underground services, flood resilience needs, and links to current and future phases. New planting and habitats improve biodiversity, air quality, and the overall resilience of public spaces. All the homes are dual aspect. We have worked closely with the community to explain the proposals and listen to their feedback, helping shape a place that feels welcoming, connected, and enjoyable to live in.
