The Rex combines the retention and extension of an existing structure with contemporary architecture, shared amenities and industry-leading environmental performance. Through a retrofit first strategy, the scheme gives new life to a building that has previously served as offices and student accommodation, significantly reducing embodied carbon compared with a new build approach.
The Rex is the UK's first co-living scheme to achieve BREEAM Outstanding certification and has also secured Fitwel 3-Star and WiredScore Platinum accreditation, reflecting its leading performance across sustainability, health and wellbeing. Operating without fossil fuels and incorporating renewable technologies including air source heat pumps and photovoltaic panels, the building achieves a 68% reduction in emissions beyond 2021 Building Regulations requirements.
The Rex establishes a distinctive new presence within Kingston town centre. Material choices were informed by sustainability, durability and urban character, with low carbon concrete brickwork complemented by dark blue fluted and arched terracotta detailing at street level.
The design follows Passivhaus principles for airtightness, and the installation of triple-glazed windows ensures high-level thermal insulation and noise attenuation. A sophisticated Building Management System provides continuous analysis of energy consumption data, making automatic recommendations for improvements, while integrated sensors monitor health markers such as CO2 and VOC levels to ensure a healthy indoor environment.
